Having had some minor success in buying and renting I am itching for my next deal, I am just having a difficult time finding any decent buy and hold cap rates and am trying to get creative.

I've always wanted to flip/rehab a house, and since I started reading through this forum, I've been itching to find my first deal more and more.

I have more misgivings around pronunciation than misspelling  - foyer (fwa-yey, not foi-er) and niche (it does not rhyme with itch).As for spelling, you folks down south are losing vowels all the time ... talk about loose ;-)

My life is very busy and fulfilling, however, I've always had an itch to get into the real estate industry.  

Once the loan closes I will have ~ 15,000 left in the property of my initial cash, 39,000 of equity still sitting in the property (loan will be 80% of value), and the itch to go find the next one.The tenants have been great and it is nice to see the property filled with folks that are doing such a good job with the place and making memories.Thank you to everyone that has helped with this process, and a big thanks to BP for being such a great resource that has helped me on this journey.

Just browsing through these past couple days, I have that itch again.  

Since then, my full-time job and school has kept me pretty busy but I can ignore the itch no longer and am determined to make this work.
