I have done full interior remodels and am fairly handy.

Its based on some fancy algorithm and obviously doesnt take into consideration the interior of the home..  

Some of the larger expenses-Interior/Exterior Paint, Storm shutters for a few of the front large windows, added additional cabinets to one unit, New refrigerator from Dent/Scratch store after old one died, Laundry units that tenant pays +$50/mo for etc.

Remodeled the entire property: new kitchens, bathrooms, flooring, painting interior and exterior, landscaping, new roof on back unit, opened up kitchen to living room in front unit.

Great to save your butt on liability and get eyes on the interior condition of the unit.

It's been fully renovated: new driveway, new interiors, extensive remodeling.

I am a contractor in Atlanta and a $15/sqft rehab is basically interior paint, paint cabinets, countertop, new tile, new fixtures, flooring, etc but you have no room for any system upgrades or any problems to arise (rotted floors, faulty wiring, etc)

I really should take an interior design class or something, because I have no style when it comes to rehabs. lol.

Fixing the exterior, painting the interior, fixing the kitchen and the floors. 

an HVAC contractor bid and tried to price two single units (at twice the installation cost of one)    The way I am going to set up mine with a single outside unit with two interior units (dual zone)
