Before making any charges, I send the tenant a final statement with detailed break-out of charges and a reminder that I will be taking that amount from their account(s).

This tenant has agreed to vacate, do a final walkthrough on 1/31/2022 and hand hand over the keys.Today, 1/30/2022, they emailed and said they aren’t moving and to go to the courts to file for a legal eviction.The building is unsafe and we need to do repairs.

I recently received a fine from L&I for a fence on a vacant lot I own next to a property I own that spans between the front of two row homes (not on a corner) that is 6ft tall and made out of wood.
