What we did was open a holding company, and the LLC that owns the RE and management company under that.

Paint can only hold so much together for so long.  

I currently live in WA state and invest out of state for buy and holds.

.- Owner must sign a Hold Harmless to indemnify us against any potential tenant lawsuits relating to the work their contractor is doing.--- Another lawsuit resulted from owner's contractor taking down basement handrail to get supplies down the steps, then they didn't put it back and tenant fell down the stairs.- We also negotiate a reasonable completion date, depending on the Scope Of Work (SOW). --- Who gets all the phone calls and wastes time calming a tenant down because the owner's contractor doesn't show up as scheduled after they took time off from work or a 3 day job takes 3 weeks?

I just don't understand their purpose and why they are repeatedly doing this to people. 

The majority of investments is a game of "race to the bottom" and "who holds the cheaper debt" card.

I have never owned my own property, yet grew up in a family real-estate holding company and directly understand the power of real estate investing.Since 2020 ive seen homes double in price. 

I also hold a couple of real estate forums in the area for people like yourselves to connect with service providers, GC's, etc. 

We could build larger, but there will be less Buyers and the home can potentially sit for longer and holding costs get expensive.Not saying building larger is wrong, but just giving you our reasoning for our home size.But I do 100% agree with you.
