I was informed by another investor (I will not say how or where because it was a REI "guru") that he provides all tenants with cable and wifi.  

Get a lower-cost cell plan, cut or cancel cable, change the setting on your thermostat at home, turn off the AC when you aren't there.

You are just as much a business as their electric bill, cable, etc.

If you live with roommates make sure you volunteer to pay all the bills (internet, cable, utilities, etc.) and be sure to collect from your roomates to pay off the bills.  

This included furnishings, appliances, improved common areas/baths, and (here was the trick) cable and internet available throughout the house. 

I've collected several months worth of bank statements from both purchasers, a couple of bills (e.g. cable, phone, etc.) and am in the process of calling employers and previous landlords.

It has power, water, cable and telephone.
