Any quack on the internet gives out ESA for a couple hundred bucks and landlords left and right are accepting animals they do not have to accept.As I said though, there are some ESA that are actually real, but still not protected and then it's a landlord decision.

I believe this situation was handled in a way congruent with BiggerPockets values and ethos - information was discovered, we gave the user in question an opportunity to respond publicly to the allegations, other members of the community chimed in to make comments and ask questions of their own, I made the decision to close the post because I believe many of the top viewpoints were discussed and I didn't want it to turn into shameless trolling with no additional value, that whole thread remains up for community members to view into the future for transparency and anyone who reads it can form their own opinions with the information presented.

So, make sure you are always looking to acquire properties, but I wouldn't hold that goal over your head because you might make bad decision to get your number when the deals just aren't there.

I made the transition to midterm rentals and it was the best decision I ever made.

The answer is usually obvious if you can take the tax hit, but in your case assuming 5-7 years away from needing/wanting to distribute money to yourself, this is a decision you need to make with your tax advisor.

Connecting with local agents, contractors, and experts will be key to making informed decisions on neighborhoods and market trends.

I would first of all decide not to make any immediate decisions.
