I have single family rentals and a short term investment (beach) rental, and multi family is one of the things that I am looking at actively, but our zoning here doesn't allow much of that in Charlotte, although zoning loosened up wiht a City Council vote here, September a year and a half ago, to allow for more higher density housing- finally!

@Jillian Sidoti there is this thing called the Howry test I learned of it when I went toe to toe with regulators in Oregon.Will leave it at that.. highly suggest you run the model by very good council first. it could be as simple as having Ms Sidoti create a custom PPM for you that incorporates your vision and business model

Realtors hate open houses they do them because the sellers expect them to do them and ask them to do them... and most brokers farm open houses out to the newbie agents.rare are the deals made at an open houses.2. the RE laws do not let you play financial counselor or legal council to buyers and sellers its not a fiduciary for brokers to get into buyers financial conditions and or legal positions they need to consult CPA and lawyer if they need that advise.. but I see this all the time brokers getting the nose into the buyer or seller business and killing deals when its their job to make deals.3.
