Change out lights with low-e permanent LEDs, and make sure you have good furnaces so they don't use space heaters, and you will be fairly safe.

Like I said rents in Oregon if you look back were flat for a good 10 years.. there was signing bonus's and rent decreases.. not many if any rent increases the increases were the last 5 years and in some areas they were substantial like 50% in 3 to 4 years.this led to a back lash in the city of Portlandia so now you have all these people screaming for rent control and you have the law that did pass were you have to pay 4500 to terminate a lease.. and other sundry items..

Just because a tenant is the one paying the utility bill should not stop a conscientious investor from "greening" their properties.I always cringe when all folks do is complain about low-flow shower heads and their disappointments with unattractive LED lighting.

If you have been at your current job for 2+ years then normally you can count anything you get including bonuses (if recieved for 2+ years, overtime, and or commissions)I am looking at the debts you listed and I am led to believe that there are many things missing such as an auto payment, credit card debt, student loans, etc.
