I live up north where it regularly gets down to -20 degrees.

I am considering Nevada, Washington and North Carolina.It does seem that foreclosures may be better to pursue once I gain more experience.  

We are also looking for a residential care home to rent in the DFW (North Texas area) with a 5 year lease and 1st request to buy if the owner wants to sell. 

I have plenty of deals in North DFW, plus the market is shifting

Other states I would consider: Nevada, Texas (high property taxes but my friends make the numbers work), Tennessee (Nashville area), North Carolina, possibly Arizona, possibly Florida (I had considered the Panhandle area Fort Walton Beach, West Panama City) but their insurance costs are high with hurricanes.

BTW, these SC laws are reasonably similar to ours just to your north in NC.

This can perhaps drive people 100km north, to Edmonton, where the avg. price there is around 200k less than Calgary.

Wood Hat Spirts is just north about 15-20 mins, off  I-70 and they have been a staple of mine for a few years too.
