I screwed up that I didn't put in writing that the majority of the back yard was going to be taken for the building of the ADU but now that the plans and permits have been approved the tenants are balking and saying they don't want the ADU built because they're going to lose the majority of their yard.

Your house might need gutters, dirt at certain locations where water is pooling or maybe just have the tenants water the yard.

I do have LTR tenants do light work for me sometimes but usually stuff in the yard.

Eventually the value add is a massive swing and hopefully more than covers debt service. people buy deals all the time where in place income is low or even negative, but usually its a turnaround value add play.  

In areas like this dont even put a sign in the yard, just put the listing on Trulia.
