Eviction courts are processing evictions that are for non payment related issues so if you have solid evidence that there are pets in the home ( photos most likely, or something in writing from the tenant acknowledging the pets ) you may be able to make progress in that way if the lease specifically states that no pets are allowed.

I spoke with an accountant and he said I will be taxed on this rental income as ordinary income because i am collecting the money under my name and not a business entity so I cannot make any deductions or write offs.

Even if you tell them in person you need to let them know in writing.  

So, they really haven't changed their extortion practices.You may need to offer to pay it, but ONLY if they agree in writing to delete all references of the collection account with all THREE major credit bureaus.

If you only own two rental units, you can't write off the full expense of a car or cell phone.

Eugene,If the LLC is owned by an individual (and/or spouse) and it does not have any other types of operations (contracting, retail, etc) most of our markets for 1-4 family rentals will write the LLC. 

Ask her to explain the charges specifically, in writing to you (you'll be able to use this for taxes anyways in the future).Get a contract, now. read it before going any further.
