I am looking to purchase a parcel of land in Michigan and plan on using cash for the purchase.

. $100 cash flow is not worth it a month.

What if they are only worth $50?

Seller financing....make it worth their while. 

If you've got a lot of cash, look for places where it's cheap to buy, there's a high demand for rentals, and the chance for growth.Good luck!
