We wish to move our investments a little closer to home since this house is over an hour away from us and is the only reason we are interested in selling. 

Personally, I would be very cautious tying my primary residence to the outcome of my first deal right now.I wish you the best

I wish you good luck and prosperity but try to not create a taxable event if you can avoid it.
