This was something I was concerned about as well, not so much in the winters because the temperature does not drop very low often, but the summers can be very hot, and if I choose to assume all utilities this can cause high electricity bills in summer months.

(And the unreasonable ones are no fun to work with. :)More importantly, even if you do get this objection, as long as the market is on your side (you're trying to sell the home for its actual market value) then the market will do what it does best when you're priced correctly and is highly likely to bring you a buyer at around list price.Sorry I can't give my two cents on the price disclosure question, I don't work in a non-disclosure state.
