It is a trade off; if you increase the rent too much the tenant will leave and you will need to decide if that is a good thing or a bad thing; it can be either depending on what you want.

For me, I understand that it's not liquid but also know that I don't have to trade on the market but also can compound investments if the business plan called for an opportunity to refinance and move it into another asset.Again, those are my reasons.
