Even if his own rent is forgiven, he still to pay his taxes, insurance, employees, payroll taxes, materials, supplies, the GOODS he is giving away, city permits and fees, etc. etc.I have been a good soldier, keeping my head down and paying my ridiculously high taxes to this state for my entire life. 

A lot of sellers will be wasting your time, are not really interested to sell, have absurd ideas about price etc.

I listen to bigger Pockets and read alot of material on real estate investing and many times think that what most of these investors do is in a greatly different market than where I am.

Now more than ever us investors need to predict the future as much as possible within our due diligence, build in longer timelines, increase in material costs, adjustments in our ARV's, and base our offering price where we feel confident.

The cost of everything is up now...materials from China due to tariffs, gas was up (now down a bit), and contractors/subs are all so flush with work that they had the power to charge higher prices.

The more you talk, generally the more you open yourself up to trouble, or at minimum waste your time and theirs.
