It is ultra competitive in the heart of the city, but there are pockets and neighborhoods perhaps 30 minutes from downtown that are good for what you are looking for.  

Ex: Door knocking, Driving for dollars combined with skip tracing, Cold calling, bandit signs, and visiting city hall to gather Tax, Probate, and property Liens etc.For a higher marketing budget you can implement strategies such as: Direct mail, voicemail drops, email marketing.Word of advice: Marketing is the heart of the business, you can either choose to dig with a shovel or dig with a spoon, but they will both get results.Hope this helps,Cheers!

I wasn’t getting the warm and fuzzies when I started breaking the deal down. 

When I made my first visit to the beach at Santa Monica and saw how the homeless lived (on the beach) with access to showers (again on the beach), I literally flashed back to all those homeless people I would see in NYC freezing in the winters,  trying to warm themselves on the subway grated vents.  

I even shifted through court records looking for property but what am I looking for in these list that indicate a warm lead?
