I have looked through the platform multiple times, and depending on your market and expertise it can be a great resource.

That said, just as a broker doesn't want to waste time on a client that's going to shop them the entire way, a savvy buyer shouldn't make a commitment to a broker who lacks responsiveness/expertise/ fiduciary responsibility.To further state the obvious, in small/midsize markets, there are only so many commercial brokers that are active/competent in the space so if you go around shopping them and in the process pissing them off, you might find it hard to break into a given market after you've exhausted your relationships.

I'm doing a deal in Morris County, NJ and am having trouble finding a lawyer who has this expertise. 

But definitely for going forward, I’d plan to engage with a professional firm which not only provides tax strategy and guidance but also are well-versed with W2 real estate investors taxes.Oh and I did want to mention that I looked and Anderson Advisors and thought their expertise could help.

Their first criteria is visibility and our center very well qualifies for that.

Difficult to find cash flowing rentals in my area and don't feel we have the expertise or time to do long distance investing at this point.

You do not need a Realtor - but you should have some expertise on your side.Many people think that Realtors just open doors and cash checks. 

Sometimes partners in JV’s contribute equal amounts of cash to the new venture or one partner may contribute cash while another partner contributes his expertise and the personnel resources to operate the Venture.
