In our business, white goods are just another asset - for tax purposes, they would have a different classification {for depreciation} than other types of equipment, but in essence they are no different than our maintenance tools, vehicles, or computer systems.

Rob,Making a spreadsheet like that shouldn't be that complicated, just list each category you want across the top, properties down the side and then fill in the info for each property. if you go under Tools at the top of the page, scroll down to File Place: free forms and files, you may find a pre-made one that that someone has shared.

Sometimes, even if the order is perfect and every bit of material is planned to be used without any leftover or any need to order more, unexpected climate changes can screw that all up and ruin material because on a traditional construction site, it is hard to protect tools and materials from certain weather conditions.Now picture a completely different environment like a factory with an assembly line.

They have the money from the hosting of the websites or a share as an affiliate of the initial $1000 you paid for what seems like, smells like and is a valuable tool for the small percentage whoA) Actually do a deal ( this is not the gurus nor the affiliates' fault just pure human nature and nature of real estate investor hopefuls)B) Actually do/submit deals FOUND BY THEIR SYSTEM OR HOSTED SITES THEY GIVE YOU and the deal meets the criteria i.e. gets funded.* This is typically two separate outcomes.

I think a walk through video of the house would be a much better tool to pull in renters/buyers than any possible pics you could take.It gives a much better perspective on the layout and the room sizes.

Paying CASH and closing quickly is a primary bargaining tool we use to get the contract.There would be absolutely no benefit for us to approach the seller and renegotiate the contract and essentially say, “I know we told you we could close in 10 days and you would have your CASH in hand….but we have a Buyer using conventional financing so we will actually need 30-45 days because instead of CASH they will be using conventional financing.”For a good deal....for any deal I would NEVER do this, just approaching the seller with this could potentially KILL the deal all together.
