As long as there is some form of storage, especially if house has a yard and tenant is responsible for mowing, a garage is preferred, even if tenants do not use it for vehicle.

My tired landlords that want the monthly into retirement without the headaches understand the numbers have to make sense and usually are ok with only 10% down with references from others that have sold that way for me.Check to see if they don't mean 'owner financing considered' Account Closed.

If you notice any other trash or vehicles without proper license tabs also tell the city inspector about that, so at least the yard is cleaned up .About noise from those tenants, I'd call police, and keep calling if the noise level is not within normal living conditions.
