When viewing the home tonight the family was there and when asked if they planned to stay they said they would love to stay in the homeAsking Price For Home: $144kHome is listed as a 2/2 but I found that it is actually a 3/2 with two master bedroomsAll appliances and rooms were in great shape with hard surfaces throughout homeCurrent tenant is renting at $1k/month and has a lease that ends 4/30Comps for rental homes in the neighborhood are $1200, so the tenant is currently paying well below market rentsHome currently has a Property Manager managing it as the homeowner lives in Spain and is trying to get rid of the propertyQuestions I have (and I know you will have to put a disclaimer because these are some legal questions but would appreciate feedback)Would you do this deal?

I'm still figuring out exactly what shape that will take, but I believe it will likely be some combination of buy-and-hold and flipping.I plan to pursue a real estate license here in Washington to enable me to more easily get licensed in Idaho as well (Idaho doesn't have online courses like WA does), and I'd love to learn more about flipping, finding and purchasing multifamily investments, and on real estate investment with little cash.

However, if the trend of the interest rate is going up, the lender has a big chance to call the sale due, so they can have you refinance at a higher interest rate, and the lender can make more money.

If there is anything in decent shape just leave it by the curb for a few days and see if it disappears but if you leave it too long you might have an issue with the city.
