If your ARV is $120,000 (~$14000 purchase price +$7000 repairs + $63000 repairs= $84000, $84,000 with the 70% rule applied gives you $120,000) or above, I would feel confident about buying and flipping for full value.

I've been posting the Realtors Confidence Index as they are released.The results are state driven rather than metro area, so it's interesting to see how comments on Austin and Atlanta differ from the confidence in the states as a whole.I don't know enough about SLC, but it seems strong and growing.
