And owner financed for 2 years at 8% until I can re-finance. 100k down payment. ill do management myself for now. 1 mile from my home.

feels like home:) ill definitely take all the recommended steps into furthering my knowledge  and growing my real estate portfolio.

I am new to RE investing and i have been doing lots of research on jacksonville fl although I've never been there i think i have a small feel for the area... so i'd prefer to begin investing there. perhaps later i will be able to branch out, but for now i think ill stick to fl.

Ill try to make it down for a meeting sometime over the next few months.

Once i locate owner names i skip trace the owner find their current address and phone number, I usually like to just give them a ring but often times ill follow the phone call up with a yellow letter or postcard if i cant get them on the phone.

Does raising the rent mean raise the deposit , in the middle of re structuring a lease, and ill be raising the rent, does this mean tenants will would need to pay additional money for to bring the deposit to equal the montlhy rent ?

All my loans are on 15 year ams except 8 ( elite 8) I have on 7 year ans and 7 year foxed money whiich is now down to 6 years 7 months and I ill own all 8 free n clear.
