I am analyzing a duplex near Seattle where the owners are in Bankruptcy Chapter 11 for multiple properties over $1.6 million in back taxes....Of course I will consult an attorney - but before I do I wanted feedback on whether to pursue any further.The asking price is way too high for it to make sense (which is part of why it's been on the market for over 135 days, so I would only offer a number that made sense).

The IRS has gotten very tough on that and while can still be done especially when using multiple corporate entity structures it aint easy and has to be well thought through prior.

SFR's not so much or at all.I sent requests to 3 of the 6 to see how good the agents who posted them are with follow up.and to get some feedback from them.. but I am not sure this would be the best bet for a seller in this market your severely reducing the competition for the home... and most likely any chance at multiple offers.. puts the broker in a very tight fiduciary situation.Now if I put my sellers hat on I have 30 new builds going and 7 of them are inner city North.. right by the new seasons off of MLK HOT area..

My one property is just about up, my tenants have been great they pay rent a week early, are an older couple no kids, I have inspected the property multiple time and it is always spotless, etc....

When I put in an offer and the bank (seller) sits on it a few days and then says there are multiple bidders and they want my best and highest offer.

We have enough cash for 20%+ down on multiple properties in this ballpark, but ideally want to purchase a few through some type of financing vs. paying cash for fewer properties.
