If however the tree falls when somone is removing the tree it is a liability issue, and should be covered by that somone’s liability insurance.

The home inspection turned up a couple of issues on this older home. 1) the breaker panel is located over the sink (behind a mirror) in the master bathroom. 2) there are no A/C ducts in the master bathroom.

The other thing to think about is dual agency issues if you have your agent write the contract, since the agent won't be able to be a fiduciary to both sides.
