Possibility is that we get a repair and replace permit, but I would need to find someone who knows the original layout as a multi-unit and put it back as it was (not sure if this is an architect, engineer, etc.)We keep it as a SFR and use cash for reno but will there be issues when we sell an illegally converted home?

I brought in a structural engineer yesterday, and he confirmed that this was the issue and it needs to be fixed.

Our inspector will be there today and we will go through the whole house to see if there are any other major issues. 

We focus on renovating houses in those areas, and granted our houses come out really, really nice, but haven't had any issues at all renting them out!  

The reason for the title co issue has more to do with how the property is transferred (tax claim deed). 

@Derek Gendig - US banks are notoriously difficult on this issue due to regulations requiring that you appear in person to open the account. 

@Anna M. make sure the current lease does not have a provision for automatic yearly renewal. if it does not, it does indeed transfer to month to month. typical state law says you must give tenant one full rental cycle of notice of lease change. this means if you want them to sign a new lease, you have to let them know before jan 30, to take effect march 1. unfortunately because you are closing jan 2, you cannot give a full months notice, to take effect on feb 1. you can request moving closing up into dec though if you want, and sellers are amicable, but if you are not increasing rent I doubt it is an issue, since the current lease was provided by a PM company.
