Hi, i'm curious if there are any successful 'flippers' in the Conejo valley area (Simi valley, Westlake Village, Thousand Oaks, Moorpark).I'd love to hear some brief details about experiences, cautionary tales, advice etc.Thanks in advanced!

I have personally used these account, and I know thousands of people who also use a self-directed IRA.

For example, last year a couple thousand troops were moved away from Fort Benning in Columbus, GA. 

I already spent thousands dollar, a hundred dollar will clean the trees.

These factors help explain why millennials floc every month by the thousand to live there.

When you are building 1-2-3 Million dollar houses people want references because at that price point, they aren't going to negotiate couple of thousand of dollars but rather 100-500k dollar negotiations.

By the end I only had a couple thousand of my own money into it.

Actually, I've written over three million words across three books and tens of thousands of posts both here and on my blog.  

Out of thousands of mailers, dropping off letters on doors ,yellow letters, business cards, post cards, EDDMs, and occasional door knocks [i am kinda a shy person so this is only if I'm in the mood or feeling esp driven ;-)]) I just haven't had much success at direct marketing.  

That being said, It took me 7 years to accumulate my SFH portfolio and costs thousands of dollars in advertising ( bandit signs, postcards, internet, etc..)
