Entrepreneurial Profit - A bare bones, dollar for dollar, return on investment in a commercial rehab can be estimated by applying a standard 15% to 20% "entrepreneurial profit" to the cost basis of the deal ((purchase price + CapEx) * 1.15) Note, cost basis is generally just the purchase price plus the total budget, but it can be good to include the total cost of capital as well.

If they opt not to accept the property by declining to timely give you a non-refundable reservation fee or actually sign the lease with a full security deposit and first month's rent THEN AND ONLY THEN should you process the next applicant.You should not process multiple people and select one subjectively; you're asking for trouble with fair housing when someone claims they were discriminated against.Offer the property to the first one that applies that meets your written standards for qualification.

@Kris KempReally nothing you can do as they have a right to enjoyment of the unit and appears they are not doing anything against hoa rules and regulationsYou can hire an acoustics engineer and add vibration isolation and acoustical drywall but it’s super expensive - it would absolutely helpOther than that, not much more you can do especially if it’s an older building as stc codes / standards are pretty low

I noticed that tenants treat you way different and hold you to a different standard if in their mind you are the property manager  ….who has other properties to deal with vs a “landlord” who only have one to deal with.
