Picking the most qualified tenant out of 2

I just received 2 applications from prospective tenants. Both are qualified in terms of income, credit, and criminal history. Any advise on trying to pick the most qualified tenant

It's extremely rare that two applicants are equal. One of them has longer work history, better/longer Landlord references, higher credit, something. Pick the best.
