I deal with a lot of out of state investors and what I will say is that you can find really good rental properties in this area, but I would not spend what you are talking about spending.

Or alternatively you could spend more and get something that has a better chance of appreciating (near better shops,amenities,jobs,etc) , but your monthly cash flow will probably be lower.
