I was looking at deed sales and noticed a few units that were sold on that specific lot for sale (im assuming pre-construction).

Im located in Phx,Az and helping my father buy a home to live in, he is a cash buyer has disposable -$250000 and can get additional loan but prefer not to, he is basically looking in Phx and surrounding areas residential home, 8k sqft + lot, 1k sqft+ home, 2brd +, in livable condition from get go, nothing south of camelback rd.We been doing it wrong so far, i have access to MLS and just been looking for good deals, next step is to work with a good RE agent and be specific with what we want, I know there are good deals out there fitting my fathers description because i seen sold RE in MLS , the thing is where to find these deals as by the time they hit MLS they are gone.

Several management companies are able to automate specific reports and will work with you on what you'd like to see and how often you'd like them to send this data, other companies may have an online portal designed for investors so you have all of that information at the tip of your fingers at all times.5.

This could be specific to this location/area and maybe other things come into play, but I will find out eventually.

When it comes from the difference, you will see a much smaller box/target for most commercial lenders as they have very specific types of deals that they would like to see.

Continue to educate yourself on the market, as this market is very street & subdivision specific for driving the best rents. 

Finding a fixer is more difficult than finding a new build here right now (pending the specific area you live in).
