I will make that call and in the meantime also take your recommendation to speak with an independant agent to get quotes on RC insurance. 

Police told me to speak with tenant but didn't really suggest any recourse for me personally.

I’d add the gurus you speak of are excellent at self promotion much like other highly successful people in different venues. 

It wont be much money but speaking as an RV'er I used to actively look for parks that had these types of amenities.

Your welcome and I guess it was just a case of they didn't want to take on that risk as it didn't meet their criteria for what their willing to lend on, but keeping in touch and handling it in a very professional manner speaks volumes and keeps the line open for further follow-up in the future as well.

Intend to give tenants 6 months, more than required.(1) just informing tenants NOT renewing by a letter good enough, legally speaking?
