Is this a major red flag?

@Michael Paling first, send deed in and ask them to STOP making payments to previous owner/PMC.Then you'll need to fill out the transfer form, which asks for seller's signature, but isn't required.Other then that, you'll have to deal with the red tape of the housing commission.

Now whether that's your cold hard cash or a JV partner it makes no difference to me, but it always is a huge red flag for me when an investor does not have any money to put towards a deal. 

When flipping/improving or investing in property, I liken it to a red light/green light game.

I would state it in a manual left in the home - High in Red import items to be aware of.    

We always go in with at least a day contingency so we can at a minimum walk the property to make sure there are no red flags.

I will say its a red flag when a property management company charges your tenant a ton of additional fees and does not make that clear to you the owner.
