What I can say is that the name is deceiving, they are not a private money lender, they will be a hard money lender or brokerage, private investors or the source of funds does not define the type of company they are.

If that property "leaks" its negativity into another, then dominos into a third, and so on, then you are over leveraged.If none of your properties now, and in the future (ARM), then I don't think of that as being over leveraged since the source of your funds to pay the debt, comes from your tenants.

It seems as though an investor needs current and future jobs data, vacancy rates, rental rate in area, crime rates, etc, in order to determine whether a rental property is a good buy or not.Can anyone tell me what are the reliable sources where this type info is obtained.?

I agree with Charlie, you definitely need to look at comparable properties and consider what type of upgrades are really needed to make it sell in that specific area and DO NOT just use Zillow to comp the property I would recommend at least 3 or 4 different sources and an investor friendly agent.
