I am going to look into this, but thankfully I do not have such a case on my hands, else I would definitely not be a happy camper.Long story short, start planning an exit strategy with said tenant as this does not look/sound good.

Watch for an aspect of RE investing that intrigues you and sounds like a good fit for your skills, interests, and current financial situation.

Its sound like you don't have at least negative income. 30 years fix will give you positive income try to take shorter term so you don't add back those 3 years.

It sounds like this could be a good deal, but you might not be in the right spot to take advantage of it.

We often tell people "It's a 2 way street, and we want to make sure you're happy"  which sounds really nice, but it's a subtle way of telling them  we aren't doing anything else, this is as-is, take it or leave it.
