All 3 units have electric heat.In the rear house owner pays sewer all other utilities are payed by tenants back house each unit has a gas hot air furnace I believe water heaters are electric.

The appraiser does not care at all that your hot tub was a $20k project, they ONLY care about what closed comps with and without hot tubs have sold for, and if yours is the first in the 'hood with a hot tub, then there's no data to back up it adding a single dollar in value!
