Your status says your a flipper...and flip income is ordinary income and doesn't typically qualify for 1031. 

I'd recommend evaluating an opportunity by looking more closely at the asset itself and it's market, existing condition, financials, tenants, and overall management status. 

I am from Rockland County NY and am really interested in meeting other like minded individuals to discuss strategies and see where they are in their investment cycles and share my current status too.
