(a cooperative assignment LO)The Seller only wants 1 month rent as a security deposit.The TB has 10k as option consideration.Wouldnt the seller bark at seeing a 10k option consideration that they get no piece of??

It's been nothing short of a pain piecing that puzzle together to make sure I have no days of $550 / night rental open because someone didn't overlap a stay.That being said, I see how high rents have been getting around LA where I live and I am considering buying a property in an up and coming neighborhood like a Highland Park and renting it out for now and then maybe moving into it within 5 years.

i have a seller who has delinquent taxes on a .83 acre land lot of 4kLot look to sell for 13k to 16k based on a couple of other lots that have sold in the area within the last year.I have yet to touch a piece of land with back taxesHow would you seasoned land investors acquire this deal?
