Just want to share a quick story for some encouragement and maybe get the wheels spinning for you on some out of the box real estate thinking. 

Long story short, using Freddie Mac....or Fannie Mae....you can choose to pay a fee of 2.125% of the loan and receive the same interest rate as you would if you were buying the property owner occupied. 

I don't like telling those stories because it's way too much like picking on the disabled.
