I have self funded a majority of my 25+ projects, but I am looking to scale up my business and I want to get started slowly and small with my first funding.

It is self sufficient for now and has appreciated quite nicely.  

(the attorney stated in his letter that I should reply directly to the tenant and not go through the attorney) My goal is to avoid a lawsuit, but I don't want to just roll over and pay all of these fees myself.Any thoughts on this would be much appreciated.Thanks!

Could you point me in the direction of any commercial lenders that I could talk with to get a better understanding?

@Catherine AngleI'd say my biggest frustration is either being lied to by tenants/contractors/potential tenants..You clearly state on the application you don't have an eviction, you tell me directly no evictions, but the court system says you have one?!    

But you have a choice - self manage or let the PM manage.

My partner and I have been having a bit of success wholesaling without direct mail, but decided to give it a try this month.

As a matter of fact, I am ready to do my next direct mail campaign.  

OMG, I hate hate hate calling other agents, because I know it will go directly to voicemail.
