My idea if cap rate is lower and recently filled up is all new mechanicals, roofing, windows, plumbing, electrical, no alligator cracking in the parking lot, newer siding,etc. 

It's in a great neighborhood, would need little-to-no immediate repairs, is next to a park, very close to a college campus, and is priced a bit below nearby homes.Questions!

There is a lot of urban growth in DT Bothell, Totem Lake, Canyon Park, and Lynnwood.

Buyers market in Lincoln Park, Lakeview, and North Center for single family homes $1mil+.  

The adjacent house seemed to be parking extra cars on it.

Savings account is more or less worthless except as a place to park a few dollars.

I also heard that they are still in a lease in Oakland but the team is owed $800k for parking and if they are not paid they can terminate their currently lease and move sooner.I would expect a surge in highrise condos especially but really all properties around the proposed stadium will see an increase in investor buyer demand.

This property is in the Lincoln Park neighborhood, but again I don't know much about the area.
