From trying to buy a car in my early 20's with a credit score of 467 to racking up $60k in credit card debt in early 2018, I've made every wrong move. 

The mold she was talking about was a roof leakage 3 years ago, which we hired a company to fix it. 

New roof (in 2019). 1,500 sq ft 4 bedroom 2 bath rambler with a nice private paved driveway.

Upon a walkthrough the major things that stood out to me are: roof is near the end of its life, the ac unit, water heater, and a section of cast iron main sewer line (easily accessible overhead in basement) all need to be replaced. 

I've been able to get city owned homes and update all the essentials; roof, plumbing, electrical and service the HVAC for 3 bed 1 bath houses that rent for $700-800.

We're in Jefferson Park and we had a tilted roof design.  

Some days when you have to evict your tenant and replace a roof at a different home and deal with a appliance breaking down in the same week, you will appreciate the "boring" day job you have.3)  Living in California.

Maybe there’s a roof pouring water in that direction, or they let the gutters fill up long ago and it flooded that spot when water poured over them etc.

A 20 k house cost about as much for a new roof, HVAC and service call as a 100 k in a bigger area.
