We had to turn down the work as most of the buildings are single tenant retail buildings aka not our bread and butter appraisals.I believe there is an opportunity to syndicate this portfolio and possibly get a good deal given the age of the divorcing parties and given a bulk buy scenario.Both are currently represented by attorneys...What would be the best way to approach this?

It's common in any kind of dealings with a scammer type to sign a contract that is different than what was discussed/represented, and they just tell you "don't worry about what's in writing, this is what we'll do".

@Dana Regan, as @Wayne Brooks mentioned, unless you want to claim it as owner occupied and make it your primary residence for a year (I believe), you will need to wait 20 days after it hits the market.See the the listing agent can represent both sides and try to use them if they can.

Maybe you could get a better deal by offering them an extended closing.Use the 1031 process as a reason to get to know the seller and their representatives better.
