You do not want to be accused of discrimination.Also, I have found that a professional "For Rent" sign with my company name, etc cuts down on the calls as opposed to the red an white generic for rent signs.

Our first one ...Applicant wants a 2 yr lease, $1,125 yr 1, $1,135 yr 2Family of 5.Husband getting job transfer, making $50k gross.So we used TransUnion SmartMove, got the big red DECLINE [i]Level of delinquency on accountsToo few bank revolving accountsNumber of accounts with delinquencyInquiries impacted the credit score[/i]BK in 2005: Plus...Scores of 580 + 591Husband has 12 year job history w/same co., so does wife, but she has no transfer of job lined up.

These guys are doing these seminars all across the country to make a ton of fast cash, not to change the lives of "20 lucky individuals" in 500 cities across the country.It should also be a red flag that they use the name of one of the guys from the show to suck you in, but that person isn't even present to talk or give the presentation.If you watched closely, they used the same picture of a house for 3 or 4 different slides...poor quality sales gimmick at best.

On the residential side you have more red tape but I play in the commercial side.The type of workout and thought process for commercial properties and businesses is a whole other world compared to a homeowner or a small time investor with a house for a rental.

The hosuing authority usually has a bulletin board, put up the info and make sure they are giving out your name.Knock off some rent for your tenants who find you a quaified tenant, they'll do it looking for their neighbors.Call the building regs office, see about properties recently red tagged, that can be grounds to break a lease and fish for those tenants.

FWIW, in my property-management classes we were told that payment of rent in advance is a huge red flag - like most scams, the appeal to your "greed" can sometimes be used against you.
