Can I continue studying for my test take the RE agent test in September and be all set (while outsourcing the leasing to an agent for now) or do I need to wait until I am licensed and also hired by a broker?

Crap, most middle school kids never did their home work or studied before Covid... now?  

Study/read up on creative financing, zero down, watch youtubes by Joe McCall, Joe Crump, Joe Bodeck and buy their courses. 

I have been reading, studying, and I'm all in on starting my real estate journey.

I've been studying RE for almost 10 months, which I know there is plenty more to learn, I'm seeking advice and guidance from Investors in NYC that could guide me towards a specific neighborhood or Investing strategy that has worked out well.

That could be a few homes or a small apartment building (we have an 11 unit under contract in Aurora for around 1.4 million.)I have a case study on a property that I sold to leverage up.

I am finally getting myself in a position to make my first real estate investment (other than my own residence) and have been studying different asset classes that are out there.

I'm studying for my RE license in Minnesota and have a background in sales. 

Check to see if you can study while out of state so when you get to Texas you can take the exam straight away ( so you have to time it accordingly) Plus if your husband is in the military check to see if his salary alone would be sufficient to buy your first property while you build up 2 yrs of tax returns.
