Rents in my market have been increasing quite substantially and over the past couple years I've been raising rents 3-8% on average. 

I could be completely wrong about this but the units are all identical so I could just appraise one and offer the same amount to each owner (I'm aware some individuals will want more than others). 

Now I'd like to get into flipping and are raising enough cash to buy one property at a time. 

If you can reposition the asset (repair, raise rent), you might get closer to that goal. 

Another thing you need to do is raise at least 3 months worth of expenses and debt payments.

@Ben Leybovich the tariffs are less about real cost impact today and more about companies raising prices to defend from increasing costs over time.

You might ought to be learning how to raise money, form Partnerships,  purchasing apartment complexes, and having positive cash from day 1 could be the best way to go.

Just be aware the odds are against it though.

In all, I raised about 250k from private sources ranging from friends, family, and random people I found on facebook. we close end of June and its off to the races.
