They wear and deteriorate quicker.

If you have granite and stainless, you need to go grey.As many have mentioned, grey is the "in" color now... it may rent quicker if painted (though you'll never be able to verify) and you may get a small bump in rent for repainting. 

The appeal of leveraging is to scale quicker.

And what are your long term goals, and could having a partner get you there quicker? 

They are all very leveraged but cashflow, and I don't take any money from them so that they pay their own debt down quicker and go to repairs.

A person in NY or CA has 10X the purchasing and profit power in MN vs there home states, that means you can make more money, quicker, easier to start into.

That will not affect our business and will only help her get focused in on what impresses her that much quicker.  

I'd suggest finding a different company and/or a quicker way of doing it. 

So with that said....Although my property is multi family and likely, most property I purchase going forward will be the same, I do like one thing in particular when it comes to SFH and duplexes: you have a better shot at selling at retail prices and quicker because you'll be marketing to normal home owners, not investors.
