I have been fortunate enough to come across a commercial deal ( Auto Body ) which i quickly put under contract for 2.5m.

What I want to do is keep about $15k in money for down payments and quick rehabs of properties and then use the option money once under contract to go towards the next one as a down payment.

My friend has bought a dump of a home in Rainier Avenue area but next to Kubota garden (high demand and gentrifying quickly) for 500K, investing 100K rehab, and planning to sell for 600K.
