What a small world I didn't think I would find someone on the forums from Adelaide so quickly, especially someone who has made the move over at similar age!  

Does anyone have any suggestions on how I can quickly build my buyers list so I can start moving properties?

(Most of the time when I am not ready but I make it work)  I act quickly , go in all cash , as is .You have to know the areas already .

The key is to force at least 25% equity as quickly as you can so that you can get all of your cash out and move on to the next deal.

If it just hit in the last couple of days and it's truely a good price it probably goes pending quick. 

I know it's near the lake which makes the house more attractive and the ARV will be higher but my assumption was she was the owner of just the house and not the land? 

This market is pretty quick right now.

If they need it quick, they'll have to apply for a few, like half a dozen, and folks can't afford to pay six fees of $35/each, so we apply to the no fee ones, and there's plenty of those. 3.

Unless you are looking to buy and then sell quickly, market crashes shouldn't be a big factor into your property investment decisions.

But when I worked out my numbers, I think I had to many questions on whether or not I was understanding the strategy correctly and doing the math properly to jump on it so quickly.
