Fast forward to September now, my wife and I got pre-qualified and started looking at properties again.

We currently have 5 single family homes, one being our current residence.

If you did do that you can qualify to do FHA again if it's been over 2 years since the last one.

If you qualify - this is really great vehicle. 

Thus far, I only have my primary  residence that I bought in 2011; currently I am holding so much equity in the property and no I am ready to unleash it and purchasing new rentals. 

Get signed up for Pro Rewards (You qualify cuz you flip/own investment props)  I think we can help you NOT over spend on improvements.  

Based on what I have heard so far, I believe you can structure this to qualify but trust me when I say any good QI's and the two I mentioned above are, well known, respectable, ethical and more than capable of answering your question. 

So far I have only bought my primary residence.
