All purchasers of rental property should independently contact the municipality where the rental property is rented to verify (at a minimum):  1) rental license valid and what tier (if exists), 2) any open work orders on the property and when was the last inspection, and 3) any criminal activity at the property (public data request).

Hi, I’m just tired and drained from contractors giving me high bids and twist my arm every time, and what’s funny it’s like they know how much I bought the house for and how much it sells since it’s public record, and their bids are always completely different.

Right now my lead source is, I literally drive all the streets of neighborhood I want to invest in and take down adresses of the houses that are falling apart or abandoned, then I look into public records to try to find numbers, don't know if this is the best system, but thats what I am doing right now.

Hi Blake,I'll give you tip.Here in Texas, sub-metering (and Allocated Utility Service) is regulated (in a decent fair way) by Texas Law (Texas Public Utilities Commission).The type of meters, the amount of late charges, the amount you can mark the bill up to recover the cost of sub-metering, what the lease must say, etc...You might want to check the State, Parish and city laws and see if it's regulated, and then come up with a strategy for it.Maybe ask the State Landlord Association about it, if you have one.Good Luck!
